When you’re buying a home, there are so many elements to consider. The home’s location, layout, and property all need to fit your lifestyle, and you want a potential home’s structural integrity to be a given. That’s our priority as licensed home inspectors.

Eight Things a Licensed Home Inspector Always Checks

Here are eight areas that are always on our home inspection checklist:

  1. Structural integrity – Our licensed home inspectors will carefully examine the inner and outer structure of the home to make sure it complies to building codes and will note any signs of damage or needed repairs.
  2. Exterior elements – The home’s exterior materials, such as brick or siding, are assessed for signs of aging or damage. Trees or shrubbery intruding or overhanging on the home are noted along with any signs of excess water or evidence of pest problems.
  3. Roof – The age and condition of the roof is evaluated along with the chimney and roof ventilation system.
  4. Attic and crawlspace – The proper ventilation and insulation of both the attic and crawlspace will be assessed. If there are signs of pests or excess moisture, they will be noted as well.
  5. Kitchen – In the kitchen, electrical and plumbing integrity are key. The licensed home inspector will also assess the ventilation and any signs of water damage.
  6. Bathroom – Water pressure, proper drainage, and the integrity of all water features are evaluated during a home inspection.
  7. Plumbing – Piping throughout the property is inspected, and any issues with septic tanks or sewage connections are also taken into account.
  8. Electrical and HVAC – A home’s electrical system and its heating and cooling system are assessed during an inspection. The licensed home inspector will make sure all elements operate properly and have been well-maintained.
